Emergency Plumbing? Call Chris at Goldcrest Maintenance.
Burst pipe, serious leak or urgent plumbing problem? We’re here to help across Wareham, Poole, Swanage and surrounding areas.
We aim to reach you within the hour, subject to availability and location.
If you have a leak or water problem, these simple steps may help limit damage while you contact us.
Find your internal stop tap, often beneath the kitchen sink. Gently turn a wheel-type stop tap clockwise to shut off the water.
Look in a utility room, downstairs toilet or near where the mains water pipe enters your property. Don't force a stuck valve.
Stay clear of wet electrical equipment. Only isolate electricity at the mains if you can do so safely from a dry location.
Call and explain what's happened. Photographs or a short video via WhatsApp can help me understand the situation.
Clear, straightforward prices agreed before we attend.
Travel within 15 driving miles of Wareham is included. Beyond that, 55p per additional mile up to 30 miles; longer journeys quoted individually. Charges agreed beforehand.
The priority is to make the situation safe. Permanent repairs, replacement parts and extra labour are agreed separately.
Attendance is subject to availability, not a guaranteed 24-hour service. The first-hour charge is payable upfront once attendance is agreed. Booking terms and statutory rights apply.
Once payment is confirmed, your booking is secured. I’ll give you an estimated arrival time and send a text update if there is a significant delay or change.
Your first-hour emergency fee covers: up to one hour on site to assess the problem and take reasonable steps to isolate, contain or make safe the emergency; up to £10 of minor consumables where needed; and advice on further repairs. A permanent repair within the hour cannot be guaranteed.
Any extra labour, replacement parts or further repairs will be explained and agreed before proceeding. Any additional travel charge will be agreed before payment. Cancellation and refund arrangements remain subject to your booking terms and statutory rights.
Please complete the Help Me Prepare form below after booking. Directions, parking details, photos and anything you have already done to control the problem can help me arrive prepared. If your home is hard to find, please include landmarks or access instructions. If it’s dark, switch on an outside light if safe to do so. Please secure pets before I arrive.
Help me prepare for your visit →Out-of-hours attendance is not guaranteed. Completing the form below does not book an engineer. Please telephone for urgent help. Do not enter card or bank details into this form.

These prices are for planned work booked in advance, not priority emergency attendance. They are a guide to typical labour charges; we will discuss your job and confirm charges before work begins.
Ideal for taps, toilets, leaks and those smaller household jobs.
Typical pre-booked jobs — indicative labour charges only. Parts, materials and additional travel are extra.

12-month workmanship guarantee on eligible completed repairs and installations. If a problem is caused by the way I carried out the work, I'll return and put it right without charging for the corrective workmanship.
It covers my workmanship, not unrelated faults, existing defective pipework, normal wear and tear, accidental damage, or failure of customer-supplied parts. Manufacturers' warranties apply to supplied products where relevant. This guarantee is in addition to your statutory consumer rights.
Clear communication, tidy work and care for your home are part of the service.
Plumbing work often involves more than pipes. A leak may damage plasterboard; a bath repair may mean removing and refitting panels; a kitchen job may need cabinet adjustments. Goldcrest brings practical property maintenance experience alongside professional plumbing knowledge.
Kitchen unit installation, cupboard doors, hinges, handles, damaged units and adjustments around kitchens and utility rooms.
Resealing, shower screens, fittings, minor water-damage repairs and making good after plumbing work.
Sticking doors, locks, latches, hinges, shelving, trim and other small interior repairs.
Small plasterboard patches, minor surface repairs and finishing work following leaks or maintenance.
Have a short list? Describe each repair and I'll discuss what's practical in one visit. For urgent leaks, please telephone instead.
Goldcrest offers a 12-month workmanship guarantee, appropriate business insurance and DBS-checked service. I aim to make every visit straightforward, professional and respectful of your home.
12 months from completion. If a fault caused by my workmanship becomes apparent and is reported within 12 months of the work being completed, please get in touch.
Putting things right. I will arrange to inspect the issue and put any covered workmanship fault right at no extra charge to you.
What is covered? The guarantee covers the workmanship on the work I have carried out. It does not provide cover for the whole plumbing or heating system.
What is separate? Faulty parts or products are dealt with separately, including under any applicable manufacturer’s warranty and your statutory rights. Existing system problems, normal wear and tear, misuse, and faults caused by later alterations by someone else are outside this workmanship guarantee.
How to get help. Contact me promptly with your name, the job address, the date of the work or invoice reference, and a description of the problem. Photos can help. Please give me a reasonable opportunity to inspect and resolve it. If urgent action is needed to prevent harm or further damage, take the necessary steps to make things safe and let me know as soon as possible.
Your rights. This guarantee is in addition to your statutory rights and does not limit them.

Simply share your confirmed arrival and departure dates, guest numbers and any special preparation requirements at least 48 hours before arrival, and let us know promptly if anything changes. We use that information to coordinate the inspections, cleaning, linen and other services you have agreed, helping ensure the property is ready for your next guests.
Guest support for property problems is included as agreed; routine booking enquiries and reservation administration remain with you.
Follow the steps below to see how we get to know your property, support your guests and organise additional work.
Before deciding, you can read the draft agreement covering responsibilities, property access, inspections, repairs and charges. We will discuss and agree the final terms before you sign.
View draft property-care agreement (PDF) ↗Draft for information only. This earlier document contains prices and arrangements that are being updated, so the current website proposals may differ. No agreement is final until confirmed in writing. We start with a detailed on-site walkthrough, building a practical property handbook we can turn to whenever a guest calls or something needs attention. This helps us solve problems faster, sometimes without a visit. For a small one-bedroom property, initial setup starts at £65. Larger properties cost more depending on the number of bedrooms, bathrooms, systems and complexity; we will agree the price before work begins.
Initial setup from £65 for a small one-bedroom property. The installation labour for both key safes is included in the agreed setup price; the key safes themselves are purchased separately. Larger or more complex properties are quoted individually following a discussion or site visit.
You manage the bookings. We look after the property. For a small one-bedroom property, care starts at £120 per calendar month. Larger properties are priced individually according to size, number of rooms and the agreed level of support. The monthly retainer provides a local point of contact, agreed oversight and clear reporting. Here is what the proposed package includes:
Included inspections are for vacant periods, not an unlimited guest changeover service. The package and availability are confirmed in a written agreement following a property assessment.
Your monthly property-care fee covers the agreed ongoing support. When guests leave and you book Goldcrest to attend for a departure inspection, that visit is charged separately at £45. This is a charge for an actual booked inspection, not a fee automatically applied to every reservation.
Departure inspection: £45 per booked visit
Back-to-back bookings — one charge: If a guest checks out and the next guest arrives within 24 hours, the departure inspection and pre-arrival readiness check are covered by one £45 inspection charge, not two. We inspect after departure, confirm the agreed cleaning and preparations have been completed, and record the property’s condition and readiness in the report. Where the gap is longer and you request a separate pre-arrival inspection, this is charged at £45. An inspection carried out alongside another scheduled Goldcrest service visit costs £22.50, provided the full checklist and report are completed.
Example: Guests depart on Friday. Goldcrest attends for a £45 departure inspection and sends you a room-by-room report. A loose cupboard hinge is found; if you have authorised a suitable repair spending limit, we can arrange or carry out the repair without waiting for separate approval, with repair costs itemised in the report. Cleaning and linen preparation are charged at the separately agreed provider prices. When the next guests arrive within 24 hours, the post-departure and pre-arrival checks are covered by the same £45 charge.

Your monthly care retainer starts at £120 for a small one-bedroom property. The number of bookings affects the additional inspection costs: the more guest departures we attend, the more inspections you pay for. If you have no guests, there are no guest changeover inspection charges — just your agreed monthly retainer, unless you request other chargeable work.
| Bookings in a month | Departure inspections | Monthly care | Illustrative total |
|---|---|---|---|
| 0 bookingsProperty remains vacant | £0 | £120 | £120 |
| 2 bookings | 2 × £45 = £90 | £120 | £210 |
| 4 bookings | 4 × £45 = £180 | £120 | £300 |
| 8 bookings | 8 × £45 = £360 | £120 | £480 |
Illustrative figures for a small one-bedroom property, assuming Goldcrest attends one £45 departure inspection per booking. They are not an automatic per-booking fee. Back-to-back departure and arrival checks within 24 hours count as one £45 inspection. Cleaning, linen, repairs and other optional services are charged separately at agreed rates; larger properties have a higher quoted retainer.
If your property has been empty for more than seven consecutive days, we can arrange for one of your included vacant-property inspections to double as the pre-arrival readiness check — with no additional arrival-inspection charge, provided the visit is scheduled within approximately 48 hours of arrival and the full arrival checklist is completed. If a separate additional visit is needed, the usual inspection charge applies.
Example: Your cottage is empty for two weeks before guests arrive on Friday. We schedule the included vacant-property inspection for Thursday, check the property is ready and send your condition report. There is no extra £45 pre-arrival inspection fee.
We will go to great lengths to help ensure your holiday let is guest-ready for every arrival. You can choose and agree a repair spending limit in advance. If a problem is found as guests leave—such as a leaking tap or loose cupboard door—we can often repair it while already on site, rather than wait for an owner reply and potentially incur another visit charge. This saves time and can reduce costs. All work remains subject to your agreed spending limit.
Agree a maximum amount Goldcrest may spend on necessary minor repairs without contacting you for individual approval—for example, £50, £100 or £150 per incident. We will record your chosen limit in the agreement. Work above that amount needs your approval, except essential emergency make-safe action where delay risks significant harm or damage. Labour, materials and contractor costs count towards the limit.
The previous agreement used specific £50 and £150 authorisation bands. This selectable-limit arrangement is a proposed change and will need to be reflected in the final agreement.
We'll document the issue, the action taken, before-and-after photographs where practical, attendance times, parts used, charges and any outstanding follow-up. Urgent matters are reported promptly; a full report follows.
Repairs and attendance are subject to availability and appropriate competence. We cannot promise every fault can be resolved before a guest arrives; where a property is unsafe or not ready, we will tell the owner promptly.
Someone local can assess issues and help coordinate the next step.
Receive useful reports and photographs instead of wondering how the property was left.
Spotting visible faults early may reduce guest complaints and last-minute repairs.
Practical plumbing and property maintenance knowledge, with clear owner approval for additional work.
One local contact for your property's wider upkeep. Alongside our plumbing and maintenance work, Goldcrest can help organise cleaning, gardening and exterior services through suitable local independent providers, subject to availability. Where appropriate, we may carry out certain tasks ourselves.
Changeover cleaning, laundry and linen arrangements, bed preparation and agreed guest consumables.
Lawn care, hedge and shrub trimming, weeding, leaf clearance and general outdoor upkeep.
Window cleaning, gutter clearing, pressure washing of suitable surfaces and other agreed exterior maintenance.
Other optional services can be arranged to support guest changeovers and property upkeep. Cleaning, gardening and linen work is quoted in advance, so you know the expected costs before work is booked. Departure and pre-arrival inspection charges are explained above.
Before a booking: you know the agreed cleaning and preparation costs. After departure: the report confirms what was completed and identifies any authorised extras.
We discuss the scope and obtain appropriate approval before additional work.
Owners receive a straightforward overview first. Tap a room to see inspection notes, photographs, repairs and any costs. This demonstration is fictional and uses illustrative charges.
Entrance door locked correctly; guest key safe and hallway lighting checked. No damage or action required.
Photographs: general entrance condition (sample placeholder).
Left-hand cupboard door was hanging unevenly after the previous guests departed. Hinge fixing had loosened.
Hinge refitted and adjusted; door alignment and closing tested. The repair was within the agreed minor-repair authority.
Result: Resolved. Cupboard opens and closes normally.
Illustrative repair charge: £35 labour; no parts. This is separate from the inspection fee.
No visible leaks or damage. Shower, basin tap and toilet checked visually and with basic operation tests where appropriate.
Both bedrooms checked. No obvious damage or missing items noted. Fresh linen confirmed by the cleaning provider.
No issues found during the visual inspection.
Demonstration only — not a fault at Sample Cottage. If a major leak, unsafe fitting or other serious issue were found, the room would be marked red with the time discovered, safety action taken, owner notification, photographs and next steps. We would not mark the property guest-ready until the issue was appropriately resolved.
| Item | Cost |
|---|---|
| Departure inspection | £45.00 |
| Kitchen cupboard hinge repair | £35.00 |
| Cleaning (illustrative third-party charge) | £90.00 |
| Linen handling (illustrative) | £25.00 |
| Gardening (illustrative third-party charge) | £40.00 |
| Additional charges for this example visit | £235.00 |
All amounts are illustrative except the proposed £45 inspection fee. Cleaning, linen and gardening prices are agreed with the provider in advance. The £35 repair is an example, not a fixed tariff. This summary covers departure and guest-preparation charges only; the monthly care retainer is billed separately.
A real report would include actual photographs, time-stamped findings, authorised expenditure and contractor receipts where available.
